A dedicated property manager will oversee every aspect of your rental property with expert knowledge of your local area, a thorough understanding of the Residential Tenancies Act and a working knowledge of best practice standards in the industry.

Tenant Selection

Successful management commences with a carefully selected tenant.
Comprehensive reference checks, database checks and screening of all tenants is paramount to ensuring the best possible tenant is chosen.

All documentation is processed in accordance with the Residential Tenancies Act and lodged with the appropriate parties. A detailed property conditioning report with photographs is prepared and given to the tenant as evidence of the condition of the property.

Rental Payments

Our office adopts a zero tolerance policy for rent arrear, and a daily and stringent procedure is followed by all staff to ensure that rent arrears are kept to a minimum. BPAY facilities are available to all tenants allowing payments to be made 24 hours a day 7 days a week.

Should any notices be issued to tenants, written confirmation is promptly sent to all owners advising of the details.

Inspections, Maintenance & Reviews

Detailed routine inspections are carried on all properties on a regular basis and a written report is sent to the owner.

We don't just check that the property is clean and tidy. With increased litigation and greater expectations of living standards, we understand the importance of mitigating potential liability to the owner and ensuring that the property is in a good, safe state of repair.

Reports include recommendations for preventative maintenance or improvements to ensure optimum rentals are maintained.

All maintenance is undertaken by our carefully selected tradesman who are all licensed, insured and qualified (where applicable) and provide a quality, cost effective job.

Marketing

Our marketing process is designed to make sure we attract as many potential tenants for your property as possible.

Properties are advised on realestate.com, reiwa.com and oneilrealestate.com with detailed descriptions and photos of the property, our rental list is widely distributed to businesses & communities in the local area and where requested, for lease signs are displayed at properties

Rent Reviews

As part of our service to property owners, we realise the importance of rental returns and we are constantly monitoring the current market rent on each property managed. Our management philosophy is to review the rent at least once a year, either when a tenant vacates or a tenancy is renewed.

Legislation Requirements

There are many requirements placed on owners of investment properties under the Residential Tenancies Act as well as other state and govt Acts (e.g Antidiscrimination Act, Dividing Fences Act etc). Failure to comply with these regulations can result in costly and drawn out consequences.

Ensuring that all paperwork and documents are correctly executed and in the required time frame is vital to the effective management of your property.

Our staff attend on going training which enables us to provide the specialised information and expertise required to keep abreast of any legislative changes and potential areas of risk.

Payments to You

Unlike most property management offices, our department employs a specialized trust administrator to handle payment of all accounts. Funds are disbursed via electronic transfer on a bi-monthly basis, and you will promptly receive a detailed statement of your account with copies of any relevant invoices.

We will also submit to you a fully computerised statement at the end of each financial year summarising all income and expenditure relating to the property.
